Vision & Beyond Eying San Antonio Market Strength

San Antonio’s strong economic growth has inspired Vision & Beyond Capital Investments to shift its gaze in the Lone Star State. The team is already has a footprint in Houston, and now they are eagerly pursuing a deal involving the well-appointed Augusta Flats north of Downtown San Antonio.


Augusta Flats is a 260-unit Class A multifamily community offering studio, 1-bedroom, and 2-bedroom units of between 600 and 1190 SF. Tenants at Augusta Flats enjoy premium finishes including stainless steel high-efficiency appliances, solar shade window treatments, walk-in closets, in-unit washers and dryers, balconies, and up to 15’ ceilings.


The entire Augusta Flats community offers rich details like a resort-style pool and lounge seating, cabanas, and grilling stations, a 24-hour fitness center, golf simulator, skyline rooftop terrace, club and lounge, and micro mart. Residents can also take advantage of secured package lockers, workstations and conference room, and controlled access with Butterfly MX System.


The multifamily development is in a prime location with convenient access to key interstates and walkable destinations. Augusta Flats is a 10-minute walk to the Tobin Center for Performing Arts, a 20-minute walk to the Majestic Theatre, and a less than 25-minute walk to the San Antonio River Walk. August Flats is also a less than 5-minute drive to the I-35/I-37 interchange, a 10-minute drive to the San Antonio International Airport, and less than 15 minutes away from Joint Base San Antonio, the U.S. Department of Defense’s single largest installation combining Fort Sam Houston, Randolph Air Force Base, Lackland Air Force Base, and Camp Bullis.


San Antonio has experienced robust growth in recent years, driven by a diverse economic base including strong military, healthcare, tourism, and manufacturing sectors. The city's population has seen a steady increase, with projections indicating continued growth as more people are drawn to its affordable living, vibrant culture, and job opportunities. This population surge has put pressure on the housing market, reflected in a relatively low apartment vacancy rate. The tight rental market signifies high demand for housing, making it a favorable environment for real estate investors.


Vision and Beyond’s senior executives say this deal is a favorable opportunity for them, too. The seller is a financial institution that acquired Augusta Flats via an equity position in 2021. The investor then took over management of the asset because the previous property manager was not performing to expectations.


“This is a deal that – dollar for dollar – we could not replicate at the price we’re pursuing if we started from the ground up,” says Stas Grinberg, co-founder and managing principal, Vision & Beyond Capital Investments.
