San Antonio’s strong economic growth has inspired Vision & Beyond Capital Investments to shift its gaze in the Lone Star State. The team is already has a footprint in Houston, and now they are eagerly pursuing a deal involving the well-appointed Augusta Flats north of Downtown San Antonio.
Augusta Flats is a 260-unit Class A multifamily community offering studio, 1-bedroom, and 2-bedroom units of between 600 and 1190 SF. Tenants at Augusta Flats enjoy premium finishes including stainless steel high-efficiency appliances, solar shade window treatments, walk-in closets, in-unit washers and dryers, balconies, and up to 15’ ceilings.

Vision and Beyond’s senior executives say this deal is a favorable opportunity for them, too. The seller is a financial institution that acquired Augusta Flats via an equity position in 2021. The investor then took over management of the asset because the previous property manager was not performing to expectations.
“This is a deal that – dollar for dollar – we could not replicate at the price we’re pursuing if we started from the ground up,” says Stas Grinberg, co-founder and managing principal, Vision & Beyond Capital Investments.
