"One of Cincinnati’s fastest-growing commercial real estate firms has expanded its footprint through the purchase of 60 apartments on the West Side.
Vision & Beyond Capital Investments bought Coachwood Apartments in Westwood, located at 3091-3097 McHenry Ave. After interior and exterior renovations, including roof repairs, the firm will have invested $4 million into the property, according to a news release.
Stas Grinberg, co-founder and managing partner of Vision & Beyond, told the Courier the sale went through after a three-year court battle with the previous owner. The firm was supposed to close on the apartments in February 2019, but Grinberg said the previous owner decided not to close. Vision & Beyond took the seller to court to enforce the contract.
The apartments are currently at about 57% occupied, which Grinberg attributed in part to the condition of the buildings. There are five buildings total, and Grinberg said the previous owner let them fall into neglect since the acquisition was supposed to go through in 2019. Everything from new kitchen cabinets to flooring to ceramic tiles in the bathroom will be added. Additionally, some plumbing and possibly some electrical work will be done."
