Vision & Beyond is hard at work making repairs at Bexley Commons in Columbus, Ohio after a two-alarm fire broke out at the 219-unit complex just two days before Christmas.
No one was injured in the Saturday morning fire, but 30 units were destroyed by fire, smoke, and water damage related to the firefighters’ response. Since that time, Vision & Beyond’s team has been working hand-in-hand with insurance providers and lenders to quickly address comprehensive renovations. All 63 tenants in the building have been moved to other units, and insurance is fully covering rent shortfalls due to unexpected vacancies.
Before its acquisition in 2021, Bexley Commons was quite familiar to the local police department. The multifamily asset sits five miles east of Downtown Columbus and was troubled with ongoing crime issues including shootings, break-ins, and thefts. The asset was also neglected by previous owners, with trash littering the hallways and a
rampant pest infestation.
Vision & Beyond partnered with local authorities to maintain an ongoing police presence and hired off-duty officers to deter criminal behavior. The company invested more than $3 million in sweeping improvements including an intense trash removal process and pest mitigation. Vision & Beyond's construction subsidiary installed new roofing, windows, and HVAC units and overhauled flooring and bathroom and kitchen amenities in units.
